Yardi Breeze is a Breeze

Commentaires : I really like the Yardi Breeze program; it is very intuitive and organized.

Avantages :

The chat feature has always been a plus; my last software I had to pay every time I had a question! This year my favorite thing is the AP PayScan. It has saved so much time in our invoice processing system, it would never go back to the old ways of doing things!

Inconvénients :

The help portion of the program has so much information, but sometimes I can't locate what I need. Also, sometimes, one little thing is "marked/off" and then I can't get something to work and I need to call for help. The helpdesk is great when you can use the chat feature.

Commentaires : Set up was really time consuming and not user friendly. it took much longer than promised. Customer service is difficult as there is no one point of contact and we get "this is not my department often" . Once set up and running, the system is easy to use (for recurring tasks) and stable.

Avantages :

Once the system is installed and you are used to it, it is functional and you need to work hard to make mistakes.

Inconvénients :

The customer service staff is helpful, but too often the chat is closed and then by the time they get back with an answer, it is a day or more later, and I am onto other things. Also the bill pay entries are inconsistent, and i need to make many adjustments to information proliferated by the scan /AI/Yardi team.

Commentaires : There are things we used to be able to do on Yardi Genesis that we can't do on Breeze so it makes it very frustrating.
There are some features that are very nice.

Avantages :

Vendor ledgers show every property. You can do a Vendor check to every property at once.

Inconvénients :

not being able to make changes to an invoice before paying, you have to delete and re-enter. the rent rolls don't appear in order by property, they show by building number. can't create a lease expiration report that also shows the SF of the property. (would like options)

Yardi is a BREEZE to use.

Commentaires : Yardi Breeze has significantly improved efficiency of my tasks. It's reliable, user-friendly software that I would highly recommend to anyone in the property management business.

Avantages :

I've been using Yardi Breeze for a while now, and I can confidently say that it has been an excellent choice for property management. The software is incredibly easy to use, making it accessible even for those who aren't particularly tech-savvy.

Inconvénients :

You are not able to edit the date on the invoice once it's been approved. You would have to go through the admin tool then find the transaction, then edit the date. You should be able to change the date when it is still under payables. The other thing I noticed is that if you are multitasking and leave in the middle of the invoice without finishing or saving, it creates a duplicate when you go back to save. It gives you a "duplicate invoice" message. Not sure why that's happening.

No other software I would rather use

Commentaires : Getting set up was a bit of a challenge as we are privately owned and do not have a management company to do this for us. The first lady who helped us gave a lot of "not sure" answers causing us to have to redo some tedious work but that is expected when switching softwares and setting up the coding, etc. After the initial set up, it has been overall good! I love that we can directly message the helpdesk instead of always having to submit a ticket and waiting 2 weeks. Navigating Breeze is so easy and simple. It's basically like switching from an android to an iphone. EASY!

Avantages :

I have worked with Yardi products for about 10 years. I have used multiple software's within Yardi and Breeze is the most simple one of them all. As it does lack some of the more detailed things Yardi Voyager had, overall I enjoy using Breeze the most because of how user friendly it is and the daily use is a "breeze".

Inconvénients :

The lack of detailed reports, being able to search residents in the search bar and it not specifying if they are current, past, notice. It only shows their name and you have to click on each one to see which is the current or past resident. The checkscan app is sometimes frustrating but it could be worse!

Pourquoi choisir Yardi Breeze : Because Quickbooks is not made for property management. Working in the industry for this long, I was able to get the [sensitive content hidden] to invest in an actual property software and Yardi was my first pick.

Yardi Breeze Premier is mostly functional

Commentaires : Basic functions in Breeze all work but when you start implementing the extended features that are advertised the system starts to show inadequate QA. Several features are incomplete and while are client facing, do not work such as online applications, BC Proof of Service, Tenant Lease Signing and putting Tenant status to Notice while Month to Month. With the lack of API means that many tasks that should be automated end up being manual and takes up staff time that could better be deployed. On a daily work flow Yardi Breeze does provide fairly robust features and some that are excellent. At the time of our procurement it was the best solution available on the market.

Commentaires : It has been great. I am a 20+ year Yardi customer and I try to move everyone to this product.

Avantages :

I used Yardi voyager for years and this is a slimmed down version that is more affordable. All the bells and whistles are still there.

Inconvénients :

the inability to complete credit card reconciliations, similar to the bank recs needs to get added to this software.

Commentaires : I have been using 2+ years and have been pleased with the software.

Avantages :

The software is very user friendly and has a nice user interface. It is a complete software package for the real estate industry with all the necessary tools in one place: Accounting, Lease Management, Tenant Communication.

Inconvénients :

There are certain features that could be improved based on other software available. Re-applying cash receipts could be improved. The ability to have more fields available for true mail merge communication with tenants would be awesome.

Commentaires : Yardi Premier is not easy to use for our Property managers, As experienced developer , many steps to do one transaction is not in the Favorite to many , I ran survey in our company and many told me the same.

Avantages :

The Icon on main page and Calendar is user friendly.

Inconvénients :

Many steps to do...for a transaction or leases. Yardi Premier is in Beta version and need more work to complete. Connectivities were not good but got better, less disconncetion these days, also refund deposit are not accurate, any easier way?

Inconvénients :

The inability to change a payable, journal entry, and other transactions in the same month. Breeze is not really geared towards commercial real estate.

Commentaires : So far it has been great. I like that all the documents can be uploaded to each tenant and we can keep track of all correspondence.

Avantages :

I like that Yardi Breeze is easy to use and has a chat function to quickly as for help.

Inconvénients :

It does not pro-rate a lease amount if the tenant is moving in mid month. Also, want a way prospects can book an appointment to come tour the building, currently using calendly for this.

Commentaires : The customer service team is great, if they don't know the answer right away they will let you and get back to you before the end of the day with an update.

Avantages :

I like how easy it is to track tenant payments and maintenance requests.

Inconvénients :

I like least about Breeze the fact that they are developed for property owners not property managers so I spend extra time off setting expenses that are set in Yardi Breeze to pay out the owner not the management company. This not only creates extra work but adds items on the owners monthly statements that they question.

One Year in with Yardi

Commentaires : Our company is approaching our first year in business, we chose Yardi because it checked off all the boxes in what we were looking for in our software. So far our experience has been great. We had detailed setup meetings scheduled which helped us get trained on all areas. Upon launching we had all he tools and training that set us up for success. The platform is very user friendly and any time any questions arise the chat/email option is extremely helpful in getting out questions answered. Overall we are extremely happy with our Yardi experience and look forward to continuing working with them in the future as our business grows.

Avantages :

We really love how Yardi Breeze is so user friendly, everything is laid out in such a way that even if it is your first time trying it, it is easily explained. It's very easy to track payments, tenants, reporting, etc.

Inconvénients :

There are a few options that aren't yet available to Canadian users (ie insurance) that would be nice to be able to offer to our tenants. There are also a few options offered by Voyager that are not available too Breeze users which would be extremely helpful to have access to.

Commentaires : I've used many accounting software packages and I have to unfortunately say Yardi Breeze is my least favorite. Again, the normal, day to day works, but if there is a glitch it can be quite time consuming and difficult to resolve.

Avantages :

Chat support, robust search features, properties and data input is intuitive and easy to use, calendar on front page with tracking is helpful. For online operating, it works well for multiple users with the only lag appearing to be from our end.

Inconvénients :

Good, until something goes wrong. Dozens of chat tickets over the years had to be escalated and solutions are not timely. Repeated requests for feature/option changes are deemed unnecessary by Yardi Breeze, but are critical to efficient use of system. Recovery is not useable with non-standard lease.

Programing Simplified

Commentaires : The ease of using the program and the transferring from Genesis to Breeze was a smooth transition. The chat, email feature and the quick response; not to mention Breeze staff, the experience is phenomenal.

Avantages :

The dashboard, layout, dropdowns, etc. It's great and very user friendly. It's cut some of my work on half. Only a few clicks to get to the correct data being researched. We're very happy with Breeze and it's only been a couple of months.

Inconvénients :

There's a GL report that we would submit on monthly basis through Genesis and Breeze does a similar report, but it's not as good as previous program.

Commentaires : I've used Yardi since 2004 and have been a big fan ever since. Its improved significantly over time and just keeps getting better and better.

Avantages :

What I like most about Yardi Breeze is how easy it is to use. Just log in and everything you need is right at your fingertips, you're only limited by how fast you can type.

Inconvénients :

What I like lease about Yardi Breeze is the two separate tenant portals. Rent Cafe for residential tenants and Commercial Cafe for commercial tenants. There should be a way to implement both into one site.

the rent collection features, and the owner reporting

not being able to edit my rent cafe listings

Commentaires : I believe it is a value add for in-house property management.

Avantages :

Ease of use and the help desk ability to help through chat function.

Inconvénients :

Reporting style good be better, would like more choices in presentation of reports.

Easy to use

Avantages :

Easy to use and navigate around. Ability to run specific reports.

Inconvénients :

Promoting a tenant is kind of a pain. The ledger starts over, which we usually don't want it to. We want to just remove a tenant.
